A custom home builder should come with all the qualifications necessary in his field, and should have membership of trade and professional organizations in his area. He should licensed to build homes in the state you're in, and should be insured. Many builders will sub contract some elements of the building work to others -- in this case, the sub contractors must be insured and bonded too, otherwise, you may be held liable for damages for any accidents that take place in your premises.
Ask for a list of references and a portfolio of his work. Ask for phone numbers and addresses of these people. Call for an appointment, and ask if you can come over to have a look at their homes. Or drive by on a weekend when you're likely to find family members outside in the garden or in the front yard. Ask questions about the custom home builders. Did he complete the project on time and within budget? Are they happy with the looks and living conditions of their home? Would they recommend the builder? If there were problems, what were these? The more questions you ask and the more people you ask, the better your chances of finding a luxury custom home builder who's right for you.
When you're looking at past homes constructed by the luxury homebuilder, look at the quality of the architectural features. Look for the finish of the surfaces they should be smooth and blemishless. Look at the quality of the cabinetry, and the paints that are used. Look at the edges between windows and the walls -- these should be seamless and smooth, and not grooved or ridged. We bought a one acre lot. We want to build a 8500-10,000 sq ft home. 4 Car attached garage. With a separate 3500 sq foot workshop/garage. Approximately what will it cost? We are not looking at the cheapest or the most expensive upgrades and expenses, just moderate. We have found floor plans we like that meet what we're looking for. They came from a book called ultimateplans.com. Plan # 161104. It has a main floor level, upper level floor plan and a basement level floor plan.
